Photographed exterior check-ups
Your roof is the most expensive thing on your house to replace, and most failures start as a lifted shingle or worn flashing you never see from the ground. By the time a stain reaches the ceiling, it has spread for months. We catch it while it is still a small fix.
Annual gutter cleaning
A gutter carries water away from the house, and a clogged one does the opposite. The overflow runs down your foundation and behind your siding, where a winter freeze pries things apart. Keeping them clear protects the costliest parts of your home.
Sprinkler blow-out before winter
When the first freeze hits, water left in your sprinkler lines freezes and expands hard enough to crack the pipes and split the heads underground. You find out in spring, with geysers in the yard and a repair in the hundreds. We clear the lines with air before the cold arrives.
Post-storm checks
Colorado gets some of the worst hail in the country, and roof damage is often invisible from the ground. Insurance gives you a short window to file, and a claim is easier to win when the damage is on record. We check after a storm so you are ready.
House wash twice a year
Siding, stucco, and paint grow a film of dust and algae that traps moisture against the surface. Left alone, it breaks down the finish years early and works into the material underneath. A gentle wash twice a year lifts it off and keeps the outside sound.
Annual deck and fence cleaning
Wood left dirty stays damp, and damp wood grays and rots from the outside in. Cleaned regularly, a deck or fence sheds water instead of soaking it up, and it holds its stain and seal far longer. It is a small job that saves you a much bigger one a few years down the road.

COPA Care FAQs
COPA Care is a membership that keeps the outside of your home looked after all year. We make regular visits, inspect and photograph everything, handle the seasonal upkeep in your plan, and check on your home after big storms.
You pay one monthly rate for your plan, billed month to month with no long-term contract, and you can cancel anytime. There is nothing to buy upfront and nothing that banks up, so you are paying for the care we do while you are a member.
We go over your roof, gutters, and exterior, photograph anything worth knowing about, and do the seasonal work your plan includes. You get a short record of what we found and what we did, so you always know the shape your home is in. Since it is all outside, you do not need to be home.
We schedule each service for its proper season, the sprinkler blow-out before the freeze and the deck and fence cleaning in the warm months. The inspections and lighter care start right away, and the bigger cleanings like the house wash begin after your first 90 days, so the plan rewards members who stay with us.
A newer home is exactly when regular care pays off, because catching the first small problems is what keeps it new. Documented upkeep also helps keep your roofing and siding manufacturer warranties valid, which many of them require.
When you have a retail project you pay for yourself, members get a better price on it. It does not apply to an insurance claim, because Colorado law requires every homeowner to pay their full deductible, and we follow that to the letter. The details are spelled out in the membership agreement you sign when you join.
After a big storm we come check your home as a member. If hail or wind did any damage, we find it and document it right away, which matters most when an insurance claim is on the line and you have a limited window to file.
