The damage is limited to one area, the rest of the roof is in good shape, and it is not near the end of its life, and when that is what we find that is what we quote, because there is no reason to sell you a roof you do not need yet.

When replacement makes more sense

The damage is widespread, the roof is past 20 to 25 years old, you are getting leaks in different spots, or a storm did damage your insurer will cover, and replacing once is often cheaper than paying to repair the same failing roof three times over.

Signs your roof needs attention

Shingles that are curling, cupping, or missing, and bald spots where the protective granules have worn off, which usually show up as granule buildup in your gutters, along with cracked shingles, water stains on ceilings or in the attic, daylight coming through the roof boards, a sagging roofline, or flashing around chimneys and vents that has rusted or pulled loose.

How do I know if hail damaged my roof?

Hail leaves bruises, which are soft spots where the impact cracked the shingle mat, and it knocks granules loose and dents flashing and vents, and you usually cannot see any of that from the driveway, so after a serious storm it is worth getting the roof looked at, and it helps to note the date of the storm because insurers care about when the damage happened.
